Yes. A good builder will provide evidence to you for the increases in both the prime cost and provisional sum items. A great builder will provide evidence, but also explain in detail the reasons for the increase and look to save money where possible.

We designate one project manager to one project. It is important to us that you feel confident with your project manager and feel comfortable discussing all aspects of the project with them.

A ‘prime cost’ item is an allowance in the contract for the supply of certain items which have not been specifically selected yet. This allows you as the client to take the time to decide on the product that you desire rather than be pressured to select it all in advance.

‘Provisional sum’ items are allowances for specific elements of work that is not yet defined in enough detail for tenderers to price.

At Southern Pine we have a designated division for project maintenance.

We want you to enjoy your home and our priority is to provide superior quality in everything we do. If a defect did appear, we would promptly arrange for our maintenance manager to attend the property and rectify the issue.

This really depends on the builder. Make sure that you understand the proposal provided to you by your chosen builder.

At Southern Pine, we clearly show the contract price, and explain this contract price in detail.

We also explain the exclusions to the contract and provide options for alternative products and finishes.

Practical completion is reached when the project/home is ‘fit for occupation’

This enables you as the client to occupy the premises prior to official completion, and us as the builder to ensure you receive the quality finish that you expect and deserve.

You may request a variation to the contract at any time throughout the duration of the project.

We will provide a quote on what this variation will cost and what it will cover.

It will then be added to the invoice at the appropriate claim stage.
